Domestic EPC Cambridge Assessors

An Energy Performance Certificate, or EPC, is a document which shows the energy efficiency rating of a property.

It is provided by an accredited assessor who evaluates the energy performance of the building and then issues an EPC certificate.

The certificate will show the estimated energy costs for running the property and can also provide advice on ways to reduce the energy consumption in the home.

Check your Cambridge home’s existing EPC

Before ordering a new certificate, search the official EPC register for the property. A domestic EPC is normally valid for 10 years unless a newer certificate has been lodged. If you are selling or letting, you may already have a current EPC to show your agent or prospective buyer or tenant.

The certificate rates the home from A (most efficient) to G (least efficient), shows typical energy costs and lists suggested improvements. If you have changed the heating, insulation or windows since the last assessment, ask whether a new EPC would be useful; the rating can only be established by an assessment.

Common questions about EPCs

Is an EPC certificate a legal requirement?

More Info

An EPC is generally required when a property is marketed for sale or rent, unless an exception applies. The seller or landlord must make a valid certificate available to prospective buyers or tenants.

Can I do my own EPC assessment?

More Info

An EPC can only be produced by a qualified and certified domestic or commercial energy assessor who has undergone specific training and has gained accreditation to produce EPCs.

How long is an EPC valid for?

More Info

An EPC normally remains valid for 10 years from the date it is lodged, unless a newer EPC replaces it. Check the expiry date and use the latest certificate for the correct property address.

Which properties are exempt from requiring an EPC?

More Info

Some buildings and transactions are exempt from EPC requirements, but the conditions must be checked for the individual property. Listed status alone does not establish an automatic exemption: the rules consider whether compliance would unacceptably alter the building’s character or appearance.

An exemption from needing an EPC is different from a registered MEES exemption for a rented property. Check the government guidance on domestic EPC requirements and exceptions before relying on an exemption.

EPC Assessor Cambridge

For a Cambridge domestic EPC, Energy Smart arranges a visit by an accredited Domestic Energy Assessor. The assessor records the home’s dimensions, construction, heating and hot water, insulation, glazing and lighting before calculating and lodging the certificate.

We also carry out EPC work for organisations in the Cambridge area, including Leaders, Haart and Cambridge City Housing Association.

When you book, give us the full Cambridge address, property type, bedroom count and any access or parking instructions. If you have paperwork showing insulation or heating improvements, keep it available for the visit. We arrange assessments across Cambridge and surrounding Cambridgeshire; call 0800 048 7734 if you need to discuss availability or a commercial building.

What happens during an EPC survey?

Your Cambridge EPC appointment involves a visit to record the home’s dimensions, age, construction, heating, hot water, insulation, glazing and lighting.

Arrange access with the occupier before the appointment, including to heating controls and the loft where accessible. If you have documents confirming insulation or heating upgrades, make them available for the assessor to review.

The assessor uses approved assessment software and lodges the certificate on the official EPC register. Our normal delivery time is two to three days after the visit. Discuss your deadline when booking if you need the express service.

Commercial EPC Cost

Commercial EPC prices in Cambridge start from £198. As commercial properties vary significantly in size and complexity please call for our best prices.

Commercial EPC rating

Commercial EPC certificates are rated from A-G, with A being the most energy efficient and G the least efficient. The EPC rating for a commercial property will depend on factors such as age of the building, type of construction, energy efficiency improvements made and insulation levels.

The main heating system significantly affects an EPC rating. Electric heating can perform more favourably under the carbon-based commercial EPC calculation than under the cost-based domestic calculation. The result depends on the heating system’s efficiency and the building’s other features.

Common questions about commercial EPCs

Is an EPC required for a commercial property?

A valid EPC is generally required when a commercial property is sold or rented, unless an exemption applies.

How do I get an EPC certificate for a commercial building?

Call us on 0800 048 7734 or fill in our contact form.

What EPC rating does a commercial property need to be?

For privately rented non-domestic properties covered by MEES, the current minimum is EPC E unless a valid exemption applies.

If the building cannot reach the minimum standard an exemption can be applied for.

Energy Performance Certificates for Landlords

A valid EPC is generally required when a property is marketed to rent in Cambridge, unless an exception applies.

For domestic private rentals covered by MEES, the current minimum is EPC E unless a valid exemption applies.

If you are considering renting out a property in Cambridge, check which of these documents and checks apply:

  • Energy Performance Certificate (EPC) - normally valid for 10 years
  • Electrical Installation Condition Report (EICR) - electrical installations checked at least every five years under applicable rules
  • Gas safety record - annual check where relevant gas appliances or flues are present

Requirements depend on the property and tenancy. Check the current guidance before letting.

MEES reports for Cambridge landlords

Domestic private rented properties covered by MEES currently need an EPC rating of E or above, unless a valid registered exemption applies. The government has set out a higher EPC C or equivalent standard for 1 October 2030; consult the current landlord guidance before making decisions.

Energy Smart offers special MEES reports for Cambridge landlords who want to review a property’s energy performance and discuss possible improvements. Have the existing EPC available when you contact us. The measures appropriate to your property and the rating achieved will depend on its construction, services and condition.

Common questions about MEES

When can a landlord register a MEES exemption?

If a domestic private rented property is covered by MEES and rated F or G, the landlord must improve it to at least E or register a valid exemption before letting. An exemption may apply in certain circumstances.

The landlord must provide the reason and supporting evidence when registering an exemption.

There is no charge for applying.

Exemptions are defined as:

  • High cost exemptions
  • All improvements made exemptions
  • Wall insulation exemptions
  • Consent exemptions
  • Devaluation exemptions
  • New landlord exemptions

Find out more about exemptions on the gov.uk website.

Who enforces MEES regulations?

Your Local Authority is responsible for enforcing Minimum Energy Efficiency Standards (MEES) Regulations and investigating any potential breaches of the MEES regulations.

It is the landlord’s responsibility to ensure the property meets the MEES standards.

If a landlord lets a domestic private rented property covered by MEES with an EPC rating of F or G and no registered exemption, a Compliance Notice and a Penalty Notice can be issued to the landlord, with a maximum penalty of £5000.

We offer landlords in Cambridge special MEES reports that show the current energy rating and step by step instructions of how to improve it.
