A building is also exempt if all of the following are true:
it’s due to be sold or rented out with vacant possession
it’s suitable for demolition and the site could be redeveloped
the buyer or tenant has applied for planning permission to demolish it

Landlords Energy Performance Certificates
It is a legal requirement in Northampton for all rental properties to have an epc certificate before they can be rented out.

What properties are exempt from Mees?

If a private sector landlord continues to rent a property with an EPC rating of F or G, a Compliance Notice and a Penalty Notice can be issued to the landlord, with a maximum penalty of £5000.
